You can unlock "The Mystery of Tecoloapan Beach" by heading to the island covered in mist found at the West of Tezcatepetonco Range.
Use Koholasaurus To Swim Towards The Island
There are Koholasauris at the area towards the quest. You can use those to easily swim towards the island.

Once you reached the island, climb the broken ring and follow the path until you see a pedestal with a mark.
Transform into an Iktomisaurus or use Ororon and form a circle with the mark while using the ability.- Head to the tall mountains by following the quest mark.
At the tip of the mountain, you can find a mark once again so do the same thing and use Iktomisaurus's powers and form a circle with the marks to progress.
Head to the next marked area and you will find a hidden cave. There are 2 enemies facing the wall. 
Use the powers of Iktomisaurus and aim at the mark to unlock a path. 
Follow the path and head down to the painting on the ground. Go to the other side of the painting to unlock a new path to the ground and follow.
Use the powers of Iktomisaurus and scan the torch on the walls and place it on the shining sections.
↳ One of the Torch is at a room with a slowly closing door. After opening the door, grab the torch and quickly run away from the room.
Use the power to Iktomisaurus once again to summon a wind current to get out of the underground.
Head to the next marked area and follow the wind currents summoned by the Iktomisaurus.
↳ At the platforms, you can use the Saurian's powers to summon wind that will let you glide higher.
Grab the stone at the top of the floating ruins using the power of Iktomisaurus and place it inside the ruins then use the Iktomisaurus to progress.- Stand at the center of the seal then fight the corrupted Wayob.
