1. Locate Beans - Tips
Location Will Show Up Upon Starting Upgrade Prosperity Mission
The "Upgrade Prosperity" mission will require you to rescue 2 Specialists. Start that mission first for the Specialists' locations to show up on the map.

Chase Richard, Loot Later
It's possible to fail the mission if you don't chase after Richard! Focus on going after him instead of checking out the ranch. Besides, at the end of the mission, you'll return there anyways.
8. Loot Bean's Business Plans
Business Plans are in the Opened Safe
At the end of the bunker is an opened safe with Bean's Business Plans and a few ammo. Take it from there and you'll get a message from Bean saying to meet up in the ranch where you found Richard.
