Grandpa Has The Key
Security Key is hanging around Granpa's neck. Carefully approach him and use Shotgun or Stungun to knock him out.
Key Spawns Randomly When Grandpa Is Absent
If you choose not to have Grandpa in the option menu, Security Key spawns at random points.

It Opens Security Room
The Security Key opens the locked door on the 3rd floor. After unlocking, you can enter security room with surveillance camera.
What's In The Security Room
You Can Monitor Enemies' Location
You can monitor the location of Granny and Grandpa with surveillance camera. Simply press red button to turn the monitor on.
Ladders To 4th Floor
Inside of the Security Room, there is also a ladder which leads to 4th floor. Climb up by tapping the ladder icon on your screen.
Item Sometimes Spawns
You should note that item sometimes spawns in the security room randomly. Check the shelf and table.
